Utilities & Billing

Utilities & Billing

Every property runs on a recurring billing cycle that charges rent, maintenance, tax, electricity, water, and optional services, and decays the property's condition when bills go unpaid. Residents manage it all from the Utilities panel.

All tunables live in shared/economy.lua.

The billing cycle

  • The billing loop sweeps every Config.BillingCheckInterval (60 s) and charges what's due each Config.BillingCycleSeconds (1 week).
  • What's billed: rent (tenants), maintenance + tax (owners), electricity, water, and any subscribed services.

Managing utilities in-world

  • Radial → Property → Utilities, or the tablet property page.
  • Toggle services, see the current balance, and settle what's owed.

Electricity

  • BaseFee (15) + RatePerActiveLight (5) per active light per cycle.
  • Security devices draw power too: DeviceDraw, camera 8, motion 4, alarm 6 per tier. Set to 0 to disable.
  • With BlackoutNoLights = true, an interior with 0 active lights (or a cut breaker) goes dark using BlackoutTimecycle.

Water

  • Config.Water: flat BaseFee (10) per cycle.

Services

Optional recurring subscriptions shown in the Utilities panel:

ServiceFee/cycleNotes
Cleaning Service50Weekly interior clean-up
Security Monitoring40Auto-subscribed by monitored alarm tiers
Internet25-
Home Insurance35Covers break-in losses

Edit the list in Config.Services.

Property condition

  • Condition decays ConditionDecayPerCycle (2%) when bills are paid, or ConditionDecayUnpaid (8%) when they aren't.
  • Below ConditionRentCap (40%), the property's rent ceiling is halved, a run-down property can't charge full rent.
  • Repair costs RepairCostPerPct (150) per 1% restored.

Missed payments → eviction & repossession

  • Tenants who miss rent for EvictionAfter (3) cycles are auto-evicted (stashes sealed to impound, see Renting & Leases).
  • Owners who miss maintenance for RepossessAfter (3) cycles have the property repossessed.

Tax

  • Block mode: per-block tax rate by tier, applied on assessed value each cycle, plus Config.PlatformTaxRate (5%) on rent.
  • Classic mode: flat Config.Classic.TaxRate (2%) on rent income.
  • Tebex homes: pay no tax, and keep the full rent when rented out (Config.Tebex.ExemptPlatformTax). Their maintenance can also be reduced or waived per product. See Tebex Integration.

Where the money goes

  • Block mode: company treasury / ledger; state cut per PlatformTaxRate.
  • Classic mode: the realtor job's society account and Job Hub ledger.
  • Every personal charge is also written to your My Transactions ledger.
