Buying, Selling & Auctions

Kartik Properties has two markets: a property market (buy/rent homes) and, in Block mode, a land market (buy/sell/auction blocks).

The property market

Open F7 → Listings / Market, or interact with a listed property's door.

Buying a property

  1. Browse Listings or find a For Sale blip/door prompt.
  2. Open the property to see photos, interior, garage, stash and price.
  3. Buy: choose who you're buying for, then the price is debited and ownership transfers to that buyer. State/company sale revenue routes per config (StateSaleRevenue, company treasury).

Buying for yourself, a company or a job

If you belong to a company or job that can buy property, you'll be asked who the purchase is for. The same choice appears when signing a lease.

See Company & Job Property Ownership for billing, access and blips on company- and job-owned homes.

Making an offer

Buyers can submit an offer below asking; the seller (owner, or a company agent with CLOSE_DEAL) accepts or rejects it. Accepted offers complete the sale and are recorded in the audit log and (company) ledger.

Selling your property/housing

  • Owners list from the tablet property page → List For Sale and set a price.
  • Company agents need LIST_SALE / SET_PRICE; owners always can.
  • Unlist any time. A viewing key (ISSUE_VIEWING_KEY) lets a prospective buyer preview the interior for Config.PreviewSeconds (60 s).

Property & Housing Auctions

Citizens can list individual properties/housing for timed auctions:

  • Listing: Change the listing type to For Auction on the tablet. Sellers set a reserve/minimum bid (min_bid) and select a duration (choices from Config.Valuation.AuctionDurations like 6h, 12h, 24h, 48h, 72h). If no reserve price is specified, the automated property valuation (appraisal) is used as the default floor.
  • Escrowed Bids: When a citizen places a bid, the money is debited immediately from their bank account and held in escrow (kp_property_bids).
  • Outbidding & Refunds: Bids must exceed the current highest bid by at least Config.AuctionMinIncrement (5%). Placing a new top bid automatically refunds the previous top bidder's escrowed funds.
  • Cancellation: Sellers can cancel/delist a live auction at any time. Doing so immediately refunds all escrowed bids for that property/housing.
  • Settlement: When the auction duration expires, the system automatically sweeps and settles it:
    • If there are no bids, the property/housing is delisted.
    • If there is a winner, the deeds and ownership transfer to the winner, all keys and rent splits are deleted, active leases are terminated, and the seller is paid the winning bid amount directly from the escrow.

Seller-Financed Mortgages

Kartik Properties offers an advanced, seller-financed mortgage system that lets buyers purchase fixed-price (for_sale) listings over time rather than as a lump sum.

Key Mechanics:

  1. Seller Approval: When listing a property for sale, the seller can toggle Allow financing via the NUI Sell tab. This is backed by the allow_finance property field. (If disabled, the listing must be bought with a lump sum).
  2. Custom Terms & Down Payments: The buyer can customize their finance quote using an interactive slider:
    • Down Payment: Must meet or exceed the minimum down payment percentage defined in the config (e.g. MinDownPct = 0.20).
    • Term: Select a duration in billing cycles (between MinTermCycles and MaxTermCycles).
    • Interest Rate: A configured interest rate (e.g. InterestRate = 0.02) is automatically calculated and added to the remaining principal balance.
  3. Automated Installments: Installments are debited automatically from the buyer's bank account every cycle (or monthly, every 4 cycles, if Monthly = true). The seller (creditor) receives these installments and earned interest directly into their account or company treasury.
  4. Encumbrance: A property carrying an active mortgage is marked as encumbered. It cannot be resold, transferred, or auctioned until the remaining balance is paid off in full.
  5. Foreclosure: If the buyer defaults on payments (defaulting after DefaultAfter missed cycles), the property forecloses. The ownership is returned automatically to the seller, and any paid principal is forfeited or partially refunded based on EquityRefundPct.

Configuration:

Configurations reside in shared/economy.lua under Config.Mortgage:

Config.Mortgage = {
    Enabled          = true,
    MinDownPct       = 0.20,        -- Minimum down payment fraction (0..1)
    InterestRate = 0.02, -- Interest charged per billing cycle
    MinTermCycles = 4, -- Minimum billing cycles for payment term
    MaxTermCycles = 52, -- Maximum billing cycles for payment term
    Monthly = true, -- Payments fall due every 4 cycles
    DefaultAfter = 3, -- Missed cycles before foreclosure
    CitizenSellersOnly = false, -- Only citizen units (false = allow company/state/job too)
    EquityRefundPct  = 0.0,         -- Principal refunded on foreclosure (0 = none)
}

Bulk-listing state stock (admin)

Console → kp_bulk_list_state lists every unlisted state-owned property For Sale at its stored price. → Commands

The land market (Block mode)

Land is sold as blocks. Blocks are drawn by staff in the Admin Registry; pricing is derived from district × tier.

Buying a block

  • F7 → Market / Listings → select an available block → Buy.
  • Requires a company with an active licence and the BUY_BLOCK permission; the price is debited from the company treasury.

Auctions

  • Blocks can be sold by auction. Company members with BID_AUCTION place bids; each bid must beat the last by at least Config.AuctionMinIncrement (5%).
  • Sales use an escrow that times out after Config.SaleEscrowTimeout (300 s) if not completed.

Selling / transferring a block

  • An owning company can sell a block (SELL_BLOCK) back to the market or transfer it. A Block transfer deed contract can certify the transfer.

Where the money goes

  • State land-sale revenue → burned or sent to Config.TreasuryAccount, per Config.StateSaleRevenue.
  • Company purchases/sales → the company treasury and ledger.

Portfolio & transactions

  • F7 → My Properties / Portfolio: everything you own or lease, with quick management.
  • F7 → My Transactions: a paginated personal ledger of every debit/credit the resource made for you (rent, purchases, deposits, refunds). Written centrally so it's always complete.
