Property History
The Property History (also referred to as Housing History) system tracks the complete life story of a property or housing unit. It records a permanent timeline of major events, ownership transfers, leases, maintenance records, and market listings, serving as a reliable provenance record for buyers, sellers, and landlords.
What gets tracked?
The system records one entry in the database (kp_property_history) for every key lifecycle event:
- Creation: The original build date/creation time of the property/housing unit.
- Ownership Timeline: Every transfer of deeds, purchases, and sales, along with the price paid.
- Listings History: When the property is listed for sale, rent, or auction, listing prices, and any delisting/unlisting events.
- Leases & Tenancies: Lease startups, normal lease completions, and evictions for missed rent cycles.
- Maintenance & Repair Log:
- Repairs performed to restore property condition.
- Structural renovations and layout updates.
- Maintenance lapses and repossessions by the state or landlord.
Integrity & Character Deletions
To ensure the history timeline remains unbroken over time, participant names and owner descriptions are snapshotted (saved as static text fields: actor_name and owner_label) at the moment of the event.
This means that even if a character is deleted or their account is purged, the historical chain of ownership and maintenance records survives intact on the unit's timeline.
How to view history
- Property Owners / Tenants: Open the property management tablet and click the History tab to see a chronologically ordered, paginated list of all events.
- Prospective Buyers: When viewing a listed property/housing unit on the market listings screen, the unit's history is presented as provenance, allowing buyers to check the repair history, previous transaction amounts, and ownership changes before making an offer or placing a bid.
Configuration & Performance
The history timeline reads from kp_property_history and is paginated database-side.
- Sweeps: Automatic timeline updates occur alongside the billing sweeps (e.g. repossession, lapses).
- Valuation Hook: Comparable transactions from the history table are fed back into the automated valuation model (
Config.Valuation.CompLookbackDays, default 30 days) to help appraise properties based on recent actual sale prices.
